Req’d To Pay Full Lease Break Fee At Once Or Do They Have To Take Pmnts If They’re Receiving Them – Tn?

We bought a house due to the apartments we live in (in TN) being in a very bad neighborhood, severe noise disturbances and suspected criminal activity in the apartments and also being down to 1 income needed to pay less per month. We were told we have a lease break fee and given a copy of a paper we weren’t provided a copy of previously that we signed stating we were required to pay 2 months rent and return all concessions on the lease (discounts on rent for the year). It says above it in another section following information about rent that they do not accept partial payments. Can they require that we pay this $1866.00 Lease Break fee all at once right away, or do they have to let us make reasonable payments on it as long as we are paying them something regularly?

    It sounds as if they have covered their bases. If you break your lease, you have to pay the entire fee, all at once. They are under no obligation to allow you to pay it off over an extended period.
